This question is easy. Pick the agent you trust. I believe they should be someone experienced, fulltime, responsive, and smart. Your agent should be willing to explain the complexities of real estate in a way you understand. That's just the bare minimum. But- trust is the most important.
As an agent, I have to tell my clients hard truths sometimes. I'm a polite guy but to protect my buyers sometimes "this is extremely risky" is a necessary phrase. Pick an agent who has the confidence to speak to you truthfully but, much more importantly, pick an agent who when they have to say something like "this home has some serious issues" you will be open to their advice because you trust them.
